9 Things I Wish I Could Tell Every New Airbnb Host

Every week I talk to a new Airbnb host in Alexandria, Arlington, or Old Town. They are always the same. Excited about the potential. Overwhelmed by the reality. And usually about six months in, they realize something they wish they had known from the start.

I have cleaned for vacation rental hosts since the earliest days of Airbnb. Here are nine things I wish I could tell every host on their first day.

1. Cleanliness Is 40% of Your Rating

Guests forgive small quirks in a rental. Bad Wi-Fi. Weird art. Odd layout. They do not forgive cleanliness. If your unit is not truly clean, your rating drops. Your ranking drops. Your bookings drop. It is not vanity. It is your business model.

2. Hair Is the Number One Complaint

Single strand of hair on the bathroom floor. Single strand on the pillow. Single strand in the shower. That is what makes a guest write “unclean” in a review. Not stains. Not dust. Hair. Because it is intimate. It reads as somebody else was here.

3. The Trash Can Test

Guests always check the bathroom trash can and the kitchen trash can. Even in a fresh rental, if there is a single receipt from the previous guest or a single tissue, they wonder what else was missed.

WHAT I TELL EVERY NEW HOST

“Your cleaning is not a cost. Your cleaning is your infrastructure. Skimp on it and every other investment falls apart.”

— Leila Flores, Owner

4. Restaurant-Fold Towels Cost You Nothing

Take an extra 90 seconds to fold your bath towels the way hotels do. Small triangle at the top. Neat pile. Fresh face towels on top. Guests photograph this. Guests remember this. Guests tell their friends about this.

5. Empty Refrigerators Do Not Impress

Stock two water bottles. Coffee pod. Sugar packet. Small local snack. Cost you $2. Guests remember it. It reads as care.

6. The Remote Control Is the Germiest Thing

Guests touch it. Kids touch it. Grandparents touch it. Every guest. Nobody sanitizes it between stays. Except good vacation rental cleaners. Do this. Wipe your remotes every single turnover.

7. Same-Day Turnovers Are a Business Model

11 AM checkout. 3 PM check-in. Four hours to reset. This is normal. If your cleaner cannot handle this rhythm reliably, you cannot run a vacation rental. Period.

8. Photo Confirmation Should Be Standard

Your cleaner should send you photos after every turnover. Fresh beds. Clean bathroom. Reset kitchen. This is your proof of quality. And it is your record if a guest ever complains.

9. You Get What You Pay For

The cheapest vacation rental cleaner in your area is not saving you money. They are costing you reviews. Which cost you rankings. Which cost you bookings. Which cost you tens of thousands per year. Invest in the right cleaner from day one.

$3,000-$8,000 lost in the recovery window

Common Questions Our Clients Ask

How long has DVL been in business?

Fifteen years and counting. Owner Leila Flores started DVL in 2010 with a commitment to combine professional cleaning standards with the warmth of a family-run business. That balance has defined every hire, every process, every client relationship since.

What cleaning products do you use?

Our default product set is EPA Safer Choice certified, pet-safe, and family-safe. For clients with specific chemical sensitivities, allergies, or asthma, we switch to full green-certified alternatives at no premium. Just tell us at booking.

Are your team members insured and bonded?

Yes. Every team member carries full liability insurance and is bonded. Every team member has passed a background check, verified annually. This is not marketing language. It is our operating minimum.

Will I have the same cleaning team every visit?

Yes. Same-team-every-visit is our foundational policy. Our clients typically have the same 2-person team for years. This is why our team members are familiar faces in our clients’ Ring cameras and neighborhoods.

What if something is missed or does not meet expectations?

We come back within 24 hours to make it right. Free of charge. This come-back guarantee has been part of DVL from day one. It reflects our commitment to actual quality, not marketing promises.

Do you serve areas outside your listed cities?

Yes. Our primary service area covers Alexandria, Arlington, Fairfax, Falls Church, McLean, Vienna, Tysons, Woodbridge, Lorton, Fort Hunt, Manassas, and Prince William County. We serve select clients in DC and other DMV neighborhoods on request. Ask us if your neighborhood is not listed.

If You Host in the DMV

Our vacation rental cleaning service handles turnovers across Alexandria, Arlington, Falls Church, Tysons, and across Northern Virginia. Every one of these nine things is built into our standard turnover checklist. Reach out for a free consultation.
